Dear People, I believe you must have known by now that i'm really the kind of person who do not give a damn and would voice out my resentment at some social standards. Actually I am sure most of you must have heard of the tricks played by estate agents all over the world but in this case i would like to tell anybody wanting to use an estate agent to search or secure for a house to put up the following questions to the estate agents before you drop a dime for them. 1. What is the guarantee that you will pass the referencing? 2. What is the guarantee that you will get the house ? 3. What is the accepted referencing criteria or better how much do you need to be earning before you can secure the type of house you are looking for? YOU KNOW WHY?, This is because you can be dissapointed by an estate agent because of the following reasons. - You do not earn enough money to be considered even if you already earn twice the amount of the rent.
- Your job is not a permanent contract because the landlord requires a person with a permanent contract.
- You do not intend to live for long because the landlord requires people who are renting for a long time.
- Sorry the landlord decided not to rent out the building anymore
- And many other flimsy excuses.
All of the above would not be told to you till after they have squizzed out the referencing fee from you and which is non refundable. ESTATE AGENTS BE CAREFUL OF THE FOLLOWING. 1. The fact that a person earns a less amount of money does not mean that he/she cant keep up with the rent, the issue here should not be based on income but rather on the track record of payment of credits and utility bills by the intending tenant. It is likely that a tenant who can produce a 6 months record of well paid utility bill has a habit of paying bills and as such would take his/her house rent serious like every other bill. 2. People with high incomes may have a habit of not paying bills on time or not paying bills at all. Even if a direct debit was set up, it can still be cancelled anytime. 3. As long as the intending tenants salary or income is more than the rent in question with some few extra change, then he/she can be considered or even pass the referencing immediately because different people have different ways of raising money or other incomes that are private for them only and would not declare it officially . 4. Though it is not advisable but its good to use your discretion and psychological assessment to a high degree when considering a new tenant.
